> Features a peaceful scene with a stone cottage grist mill, a water wheel and adjacent stream amidst trees and fenced fields
> Print is on paperboard, measuring approximately 19 x 24 inches
> Artist's signature is in the lower right margin
> There is a small pencil remarque sketch in the lower left margin, depicting a bare tree, a fence, some steps and reflection on water
> Print has a faded inscription at upper left that appears to read: Copyright 1897 by M.T. Tobin New York
> Comes with the original mat, which exposes approximately 17.25 x 12.25 inches of the print, thus covering the margin area of the print that has the artist's signature and the remarque
> Comes with the original frame, approximately 26.5 inches wide x 21.5 inches tall, with no frame backing or brace boards, no frame glass and no nails
> Frame is light brown wood with black grain and decorative inner gilt trim detail
CONDITION: No rips or tears in the print paperboard. Print and matting have yellowed with age to a tan color. There is minor sign of old moisture exposure on the lower edge of the print paperboard. Back of the print paperboard has brown lines and areas. Frame has a minor dings and scuffs.
